EastGate Hotel Residential Conversion
Located steps from the Santa Monica Pier, this three story Class A office building required a comprehensive property improvement program to appeal to the technology and professional services tenants active in the Southern California market. TPG DevCon completed a full renovation of building systems, mechanicals and interior office amenities to support modern workplace requirements.
Century Plaza
Century Plaza is a ground up development in Rhode Island’s second largest suburb, totaling nearly 40,000 square feet across four levels of Class A office space. TPG DevCon managed all aspects of development and construction and has subsequently overseen renovation and modernization work, including new mechanical systems and multiple interior office reconfigurations to support evolving tenant needs.
Class ‘A’ Office
In Palm Beach’s Banker’s Row district, TPG DevCon was engaged to manage a comprehensive renovation and repositioning of a deco style, three story Class A office building. The assignment included permitting, development, and strategic design changes, including creation of executive office suites on the penthouse level to meet the expectations of financial and professional services tenants.
CubeSmart Self Storage Facility
Procaccianti Companies developed what is described as one of Rhode Island’s most advanced self storage facilities on a formerly vacant, blighted site adjacent to a busy interstate highway. TPG DevCon provided turnkey pre development, permitting, development, construction and project management services to deliver a modern facility that serves storage demand in the Cranston area.
LA Fitness
On North Main Street at the Providence and Pawtucket line, TPG DevCon developed a 45,000 square foot fitness center on the former site of a large retail tenant. The facility includes modern fitness equipment and amenities across two floors, along with a pool and spa, and demonstrates TPG DevCon’s ability to reposition existing retail locations into productive, experience driven uses.
The Pointe Homes
The Pointe Homes at East Matunuck is a residential subdivision of sixteen waterfront homes on approximately nine acres in South Kingstown, Rhode Island. TPG DevCon worked closely with coastal authorities throughout the permitting and land development process and constructed this waterfront residential community, which features two story homes, community amenities and views of Potters Pond.
The neighborhood occupies its own lot separated by a canal and benefits from a private entrance, reinforcing TPG DevCon’s experience delivering residential subdivision projects in desirable coastal locations.
Retail Fuel & Service Stations
TPG DevCon has managed ground up development of multiple retail fuel centers. Services have included site selection, pro forma development, highest and best use analysis, deal execution for lease or purchase, management of the design process, full entitlements, construction budgeting and owner’s representation throughout construction.
Retail Banking
TPG DevCon has been engaged to oversee development of a regional bank’s expansion program. Responsibilities have included site selection support, deal execution for lease or purchase, design coordination including furniture, fixtures and equipment, full entitlements, construction budgeting and owner’s representation throughout the development and construction process.
CubeSmart Self Storage Facility
Procaccianti Companies developed a second CubeSmart self storage facility in Wakefield, Rhode Island, on a blighted site near major demand drivers, including the state’s largest university. TPG DevCon provided turnkey pre development, permitting, development, construction and project management services.
The facility serves residential and commercial storage needs in the Wakefield area, while the TPG DevCon team focused on delivering an efficient self storage development that aligns with community context and long term investment goals.
